Lifestyle amenity without the work - Build your home on one of the carefully designed bare lots with North facing sites, rural views and no-build zones to protect your investment. Only ONE lot remaining in 2021 - we have kept the best until last - overlooking our farm and polo fields - superpremium all North facing rural lot.
This subdivision continues the work of the Hololio Farm owners, Nick and Josephine, to offer carefully designed, super-premium small clustered rural lots on the Wairoa River Terrace. Their previous four lot subdivision at the adjacent 208 Monument Rd was completed in 2016, and the five lots subdivision at 164 Monument Rd in 2020. The balance lot is part of Hololio Farm which hosts the Hololio Polo Club activities in summer, and sheep and horse grazing in winter.
Considered, comprehensive design assures the retention of rural and historic character for the River Terrace and especially, open grazed farmland between clusters of houses, and retention of the historic farming promontories for farming activity.
Each lot has rights to and along the Wairoa River - Auckland's only trout fishery, and the region's second navigable waterway. The landowners are active members of the Friends of Te Wairoa river restoration group and have commenced native planting on the riparian margin at the Tourist Rd end of the property.
Clevedon is growing - current planning rules anticipate a further 1400 odd houses in the next few years. The floodplains around Clevedon provide a welcome rural buffer. The Clevedon River Terrace faces North over the Wairoa river floodplain, and is the premium rural Village edge location in Clevedon.
In summer, the farm hosts polo teams and tournaments - residents have complimentary membership of the Hololio Polo Club and are welcome to bring a picnic and watch games. Or pick a team to support through the season!
Less than two km from Clevedon Village and less than one km from the Clevedon Showgrounds Reserve, residents have the convenience and vibrancy of Village life at their doorstep. A grassed off-road path along Monument Road allows safe walking/riding transport to the Village edge.
The residents' trails connect to the Clevedon Trail network, which will (when complete) provide off-road walking, cycling and riding access to the Village, Showgrounds, School and Hotel. In the meantime, residents have assured access to widened verge off-road walking access to the Showgrounds Reserve, and easement access to the Wairoa River.
Leading Landscape Architects Isthmus Group has been working with us since 2015 - Our design started with a careful assessment of the values and amenity of the River Terrace by Helen Kerr.
Careful Masterplanning ensures that maximum amenity is developed and retained
The owners have been involved in the development of the Clevedon Trails Network since its inception. The Masterplan proposes that Trails will eventually allow walking and riding access along the Wairoa river floodplain from the Showgrounds to the Village. There is a separate recreational trail along the edge of the urban developments, from Hololio to the Village on the high ground.
ONE lot remains available in the Polo cluster. These lots are protected by no-build zones, which prevents further residential development in the paddocks either side of the cluster. The cluster is connected to the Showgrounds and Village by a safe widened verge walkway. They are subject to design covenants intended to ensure they add to visual amenity from all directions.
Each cluster in the Clevedon River Terrace Masterplan is designed in context to the whole, so that rural views and feel is maintained between clusters. Each lot is designed with identified and protected viewshafts over the rural or terrace edge. The lot and access layout is complemented by a careful planting plan to provide screening and wind protection.
The River Terrace land is part of and overlooks Hololio Farm. 'Hololio' is Hawaiian for 'running horse'. Purchased by current owner Nick Jones in 1981 from the original settlers, the Munros, the property has recently expanded to incorporate the adjoining historic Dow property, and to reintegrate the Munro homestead, built in 1892.
Since 2001, the owners Nick Jones and Josephine Elworthy have undertaken an extensive tree planting and trail building programme. They are active in the Friends of Te Wairoa river restoration project, and the Clevedon trails project. The trees and trails, with the river, now provide a unique farmland environment for visitors and residents.
